As a Realtor®, one of the most common question I get asked is "how's the Knoxville real estate market". I decided it would be nice to go ahead and provide some information about the current Knoxville County Real Estate market. As an incredibly analytical person myself, I find that numbers sometimes tell a better story than just words. So for all those analytical/number people out there- this story is for you! Please note that these stats that I will be showing below are taken from the Knoxville Association of Realtors® and include only single family residence homes that are/or have been listed in the Knoxville MLS. Also, for comparison purposes I am only using data taken from January 1, 2009 to June 30, 2009.

So what does this all mean? What this shows is that Knox County TN as a whole (all subarea and all prices) has an average of 12.79 months of inventory. Therefore, if you getting ready to list your home you want to make sure you hire a Realtor® who has a great understanding of the local market and can provide you with a through Comparative Market Analysis to make sure that your home has a list price that will allow your home to sell, as even the best marketing in the world will not sell your overpriced listing, but may very well sell all of your neighbors homes.

In the Knoxville TN area real estate was not exactly best these past 6 months, but things have really started to pick up lately. How much has it improved as a whole this past month- well let me just show you the numbers.
