Knoxville TN Real Estate Blog: April 2009

As many of you may already know, prior to entering into real estate I spent 8 years teaching in Knox County Public High School as a Biology teacher.  Education is incredibly important to me, especially when it comes to my own two children as I have seen the effects 1st hand of what happens when kids get behind. 

My Daughter is about to complete 1st grade and is the youngest in her class and has had a little bit of trouble in the past keeping up with the other kids (1 year makes a huge difference developmentally when you are just 6).  Although, I have a Master's in Education, I found that trying to teach your own child is not as easy as it seems.  My daughter was falling a little behind in class and I could tell it was lowering her confidence so I enlisted the help of a local elementary school teacher and great friend of mine who teaches at Inskip Elementary in Knoxville TN (thank you Chae!) to help my daughter out.  My daughter went from dreading school to having a new found love for learning and today we got the ultimate reward- she brought home her very 1st Straight A report card!

As her Mother and former teacher, I could not be prouder of her.  The smile she had on her face when she showed me her report card brought tears to my face....and just thinking about in causing my eyes to tear up as well.  The Knox County Public School system has a wonderful set of teachers and I am proud to have been a graduate, former teacher, and now parent in this wonderful public school system.  Knoxville TN is a great place to raise a family.

On Friday, April 24, 2009 the YMCA had the ground breaking ceremony at the new location at the Northshore / Choto area at Jefferson Park- Knoxville news premier waterfront community.

This event brought out lots of happy and excited YMCA staff, community members, and local dignitaries. The new Davis Family YMCA has found a home on the Northshore Drive just in front of Jefferson Park Community and starts at the Blvd and extends all the way down toward the beginning of Montgomery Cove Subdivision. The new building will follow the architectural designs that are found in Jefferson Park and is anticipated to be about 24,000 square feet and feature a 6 lane indoor pool and a variety of programs geared toward family fitness, teen outreach, and seniors.

If you are a 1st Time Home Buyer looking to purchase a home in TN, but don't have the available funds to provide the 3.5% downpayment, perhaps the THDA loan could help.  The Tennessee Housing Development Agency (THDA) Stimulus Loan Program is now (as of April 2009) providing a second mortgage to fund the downpayment and closing costs up to 3.5% of your purchase price. 

THDA recommend that if you are also elligible for the $8000 (or 10% of purchase price- whichever is greater) Federal Tax Credit that you use this money to pay back the THDA 2nd mortgage. 

The THDA 2nd mortgage loan will be interest free up until June 1, 2010.  If the THDA loan is not paid back by this time then the borrower will have to pay 1% of the interest rate for 10 years beginning on July 1, 2010 in equal montly payments (principle and interest).  If you fail to make payments of the THDA stimulus loan you will be in default.

This provides a great opportunity for First Time Home Buyers in the state of TN to make the dream of Home Ownership a reality.

In Knoxville, TN spring has hit and sent the flowers and trees into bloom.  Everywhere you look you are greeted with the beautiful spring colors and developing landscapes.  The air is filled with the chirping of birds, clattering squirrels, and cute little bunny rabbits hopping throughout the yards.  But to my dog, Scrappy, spring is a time of slaughter. 

The night before Easter we were all gathered at my parents' house enjoying a nice family dinner and unbeknown to me Scrappy (aka Houdini) had moved bricks and cinderblocks away from the fence and broke through a board of the fence to have a freedom romp.  When we returned home we were greeted by Scrappy in the front yard, not the back yard were she belonged.

We thought nothing of it and the normal bedtime ritual began and I tucked my girls into their bunk beds and Scrappy into the bottom bunk with my youngest daughter (they always sleep together).  I then assembled their Easter baskets and placed them downstairs in the living room for them find in the morning.

However, when the girls woke up they ran into my room shouting "Mommy come quick- there is something weird in our closet".  I ran in there to see what it could be, but because the bulb had blown the night before I was having trouble seeing.  I then fetched the flash light, shinned it on the object, only to realize that it was an ingested, but then regurgitated rabbit- apparently Scrappy had quite "successful freedom romp".  Scrappy apparently had swallowed the rabbit whole and there it lie on my daughters closet floor in it's entirity- fur, feet, ears, guts and all.

As can be imagined my two girls screamed shouting that Scrappy had killed, eaten, and then thrown up the Easter Bunny- not so much the Easter surprise I had hoped for.
